De Brigade Contractors (DBC) delivers quality work, and we stand behind it. Below you will find an overview of the warranty we provide as standard.

Our warranty in brief

  • At least the statutory warranty: 6 months to 2 years depending on the type of work (Dutch Civil Code art. 7:761).
  • Hidden defects in construction projects: up to 10 years after delivery you can hold us liable for structural defects that were not visible at delivery.
  • Building materials: the supplier's manufacturer warranty applies in parallel to our own warranty.
  • Our promise: if anything is not right, just call us. We come look and fix it.

What does the warranty cover?

The statutory warranty covers faults caused by our work. Think of a pipe leaking due to our installation, a floor coming loose due to wrong adhesive, or a paint job peeling after three months. For such defects we return free of charge to repair the fault.

The 10-year period for hidden defects applies to construction and renovation work and covers structural faults: load-bearing beams, foundations, roof construction, major piping inside walls. These are faults you logically cannot see at delivery.

What is not covered?

  • Damage from normal wear or ageing (e.g. naturally discoloured wood).
  • Damage from improper use or poor maintenance (e.g. a bathroom that is never ventilated).
  • Damage from external causes: storm, lightning, ground settlement outside our work, etc.
  • Work that you or a third party modified after our delivery.

How to claim warranty

  1. Email a description + photos to [email protected] or call +31 6 42425688.
  2. We usually respond within one working day.
  3. We come to inspect. Usually within a week, sooner for urgent cases.
  4. If we acknowledge the defect we repair it free of charge. In case of doubt we look for a reasonable solution together.

Insurance & liability

DBC carries professional liability insurance. For projects above a certain size we can provide an insurance certificate (CAR policy, Construction All Risks) on request. For larger commercial projects this is usually automatic.

Payment terms

By default we work with the following structure, unless otherwise agreed in the quote:

  • Down payment: 30-50% on quote approval (larger project = larger down payment for material procurement).
  • Interim payment: for larger projects, an interim invoice at an agreed milestone.
  • Final invoice: within 14 days after delivery, following your approval of the delivered work.
